📈 Let’s keep talking about local taxes and development.
❓I received several requests for more historical context, so here is an analysis of a decade of Pompano Beach’s tax base growth.

There’s a belief that more growth or faster growth will somehow solve every financial challenge facing our city.

📖 The numbers tell a different story.

When your home increases in value, the city’s tax base grows. Over the last decade, most of Pompano Beach’s tax base growth came from rising property values, not new construction.

🏗️ New construction added an average of just 1.3% to our tax base each year.
🏡 Over the last decade, our tax base grew from approximately $12 Bn to $25 Bn. Of that increase, only about $2.4 billion came from new development.

‼️Our taxable value more than doubled even without new construction!

Homeowners and businesses investing in their properties, combined with broader market appreciation, have done far more to strengthen our tax base than new development.

But growth is not free, it also brings costs.
🚔 More police and fire services
🚧 More traffic and infrastructure demands
💧 More water, sewer, parks, and long-term maintenance obligations

Growth also takes time to translate into tax revenue, it is largely outside the City’s direct control and it impacts your quality of life. For those reasons, we can’t simply “grow our way out” of financial challenges.

⚠️ Potential tax reform could reduce city revenues by $18–21 million annually by 2028–2029.
🏛️ A new City Hall could add another $13 million in annual obligations.
📊 Combined, that’s roughly $31–34 million in NEW annual financial pressure on the City.

🏗️ Meanwhile, the entire construction boom of the last decade generates only about $12.3 million per year in city property tax revenue.

The math is simple:
➡️ A decade of record growth = about $12.3 million per year
➡️ Future financial pressures = > $30 million per year
That math doesn’t work.

Hoping future growth will solve today’s problems isn’t a strategy. It’s wishful thinking.
Growth is a tool.
Growth creates opportunity.
But growth is not a financial plan.

‼️Many of you have seen signs and asked what is happening on SW 3rd Avenue. This is a County construction project. There are NO lane reductions but the roadway will be “updated” to the latest county standards. Construction began June 1, 2026. and will extend from east of the South Florida Rail Corridor to west of South Cypress Road.

This Segment-02 initiative aims to enhance the Pompano Park Place / Race Track Road / SW 3rd Street corridor, improving safety, mobility, and multimodal access within Pompano Beach. It is part of the Penny for Transportation program and focuses on upgrading a roadway with varying existing conditions.

Key Improvements Include:
Adding continuous bike lanes
Resurfacing and correcting cross slopes
Upgrading signs and pavement markings
Reducing the speed limit to 35 MPH
Improving sidewalks and ADA ramps
Enhancing drainage, landscaping, irrigation, and lighting
Modifying the bridge median
Coordinating with railroad crossings
The right-of-way for this corridor ranges from 80’ to 294’ feet, with lane widths of 10’ to 11’ feet. Upon completion, the project will provide a consistent multimodal layout with permanent thermoplastic pavement markings.

Last night, we approved the expansion of Circuit transportation service to many #District3IsThePlaceToBe neighborhoods.

If you live in the highlighted green area, you’ll soon be able to call an on-demand Circuit vehicle on Fridays, Saturdays, Sundays, and holidays that will pick you up at your home and take you directly to the beach for free.
🅿️ No parking hassles 🚙 No circling for a spot 💰 No beach parking fees

The pilot program will utilize two new air-conditioned vehicles: a VW Buzz and a Ford Transit van. There will also be park-and-ride options available from City Hall and a designated lot in Old Town.

I’ve been fighting to give us a larger role in these decisions. After all, you elected us to represent you, and you hold us accountable for the promises we make. We should have a vote.

When The Pomp was presented to residents, the vision was a Live! entertainment district, a crystal lagoon, a hotel, a flagship Publix, and high-end retail. So far, aside from Topgolf, we’ve gotten warehouses—and now potentially a Costco.

Whether you support the project or oppose it, the bigger issue is this: decisions that shape the future of our city deserve a way for the commission, the people who represent you, to have a say.

That’s good news. A growing tax base generates additional revenue and helps fund the services residents expect.

But growth alone cannot solve every financial challenge.

The cost of public safety, healthcare, pensions, insurance, and infrastructure continues to rise. Potential state property tax reforms could also significantly impact municipal revenues in the years ahead.

That’s why we can’t simply assume growth will bail us out.

We need to take a hard look at every dollar leaving City Hall. We need stronger processes and guardrails to ensure taxpayer money is being spent efficiently and transparently.

Long-term success won’t come from growth alone. It will come from fiscal discipline, accountability, avoiding over-leveraging our tax base and making smart decisions before financial pressures become financial problems.

🚍❤️ It’s rare to make a significant difference in someone’s life quickly. @rotary.connection is an innovative public-private partnership that does exactly that, everyday.

I’ve spent a lot of time over the last few years working on homelessness issues in Pompano Beach with BSO and the one and only @cassondrarhett . It’s one of the most complicated challenges we face. Every person’s situation is different, there are dozens of service providers involved, funding centralized at the county and simply navigating the system can be overwhelming.

This morning I rode along with Rotary Connection in Fort Lauderdale and got to see the program up close. Honestly, I was blown away. The bus was full like it is every day.

We started with breakfast at Dunkin and then spent the day helping people get where they needed to go. Social Security. The DMV. Job training. Counseling. Healthcare. Shelter services. Even the Greyhound station.

One of the people we met was Larry. By the end of the day, we had helped him get a bus ticket home to Atlanta to reunite with his family. We also met several other people who, with the support of @rotary.connection are preparing to go home and reconnect with loved ones in the next few days.

What impressed me most is that this program meets people where they are and helps them in real time. No endless paperwork. No bouncing from office to office. Just practical solutions real-time from people who genuinely care. The endless bureaucracy and paperwork that can make progress so challenging in government is eliminated here.

@garry.smyth Gwynne Beatty and the whole team are doing incredible work. I was honored to spend the day with them, helping a family living in their car, connecting people with mail services, Social Security assistance, and other resources.

This is the kind of innovative partnership that government simply can’t create on its own. It fills a gap, changes lives, and gets results.

I’m going to be advocating to bring this model to Pompano Beach because it works.

For decades, residents of the NW community have been promised revitalization.

Year after year, their tax dollars were funneled toward these efforts. Yet many of the same challenges persist, while millions of NW CRA tax dollars continue flowing to consultants, developers, and interests outside the neighborhood.

This illustrative analysis of spending from 2022 to today shows that nearly 3 out of every 4 dollars analyzed did not stay in the NW CRA. Instead, it went to consultants, developers, and even local families who profited while also holding elected office.

The question isn’t whether money is being spent. It is.
The question is: Who is benefiting?

CRA dollars should be building wealth in the NW community, supporting local businesses, improving neighborhoods, and creating opportunities for residents. Instead, too much of the money appears to be enriching outsiders and the same insiders who have controlled the conversation for years.

Residents in our Northwest deserve transparency, accountability, and, most importantly, results.

More is at stake in this LOCAL election than in any recent year. Florida voters are likely to pass significant property tax reform that will reduce municipal revenues and materially change the way cities operate and deliver services.

To navigate the fallout from these changes, we need leaders who ask difficult questions, are financially savvy and are independent and courageous enough to make difficult decisions.

Since coming into office, I have led efforts to strengthen our budgeting process and successfully fought to lower our millage rate each year. Budgeting and spending your money is one of our most important responsibilities, and I am prepared to strengthen our city in an unknown future. That includes greater oversight of City Manager spending, no new debt for risky development projects, reducing overhead, and embracing technology and innovation to do more with less.

I encourage my colleagues to keep an open mind as we face these challenges together.

Over the last four years, in District 3 we have made tremendous progress improving safety, cleanliness, communication, transparency, delivering new amenities and putting residents first.

District 3 and Pompano Beach will never go back to the days of backroom politics that benefited insiders over residents. We will not support people who have proven unworthy of making good decisions or even showing up for the people they were elected to represent. We will not allow consultants and special interests and the politicians they control to “control the narrative” for another 25 years.

No way.

This is our city. Our story. Our future. 🇺🇸

Yesterday I officially qualified for re-election as your District 3 Commissioner.

It has been an honor to serve the residents of Pompano Beach over the last four years. Together, we’ve lowered taxes, advanced long-overdue infrastructure projects, improved neighborhood safety, invested in our parks and youth programs, and brought more transparency and accountability to City Hall.

As we look ahead, our city faces significant challenges that will require smart, thoughtful leadership and fiscal discipline. I’ve been doing that work, and I’m ready to continue.

There are so many people to thank: Amy and @lindz70 for helping with sign in and merch, my family, and my amazing kids for giving me their blessing to run again. Yesterday, in a special session, the Florida Legislature approved a ballot measure that would increase the homestead exemption to $150,000 in the first year and $250,000 in the second year.

School district taxes are excluded and would not be affected. However, if approved by voters this November, the impact on city and county budgets could be significant. In Florida, constitutional amendments require 60% voter approval to pass.

For Pompano Beach, the potential loss in revenue could be substantial, requiring us to take a serious look at spending, services, and long-term financial planning. This type of state mandate is exactly why I have been pushing for major financial reforms for years.

I have consistently advocated for preparation, fiscal discipline, and forward-thinking policies so our city remains lean, nimble, and capable of responding to external challenges like this one.

As we prepare for this potential change, my immediate priorities are:
• Reduce the City Manager’s spending authority so contracts cannot be approved without Commission oversight.

• Reform the CRAs.

• Avoid taking on any new debt that must be serviced by the General Fund.

The good news? Pompano Beach is better positioned than many cities because we have a diverse tax base, including a strong industrial and commercial sector.

Let’s be honest, there are two reasons the state is pursuing this measure: providing much-needed property tax relief and encouraging municipalities to operate with greater financial discipline.

There will be plenty of debate in the months ahead about specific departments, services, and budgets. Regardless of where those discussions lead, our focus must remain on putting Pompano Beach on a sustainable financial path while continuing to deliver the high-quality services our residents expect and deserve.

Ultimately, the decision belongs to the voters this November. This will be the topic of my next community meeting.

We accomplished a lot at our meeting today, but it seems like every item comes with pressure and a curated narrative designed to coerce us.

Each cross has the name of a Pompano Beach resident who served our country and paid the ultimate sacrifice. This is the 2nd year of this annual display and I’m proud to have worked with @pnman and @rotarypompanobeach from the beginning to make this project happen. 🇺🇸 🪖
